House rules

Common rules protecting guests, homes and neighbours.

1. Occupancy and identity

  • Maximum two people per apartment, including children and overnight visitors.
  • Every occupant must be declared, identified and registered.
  • The booking holder must be at least 18.
  • No transfer, subletting, key copying or sharing access codes with unauthorised people.

2. Visitors and quiet hours

Day visitors require prior approval and may not stay overnight unless added to the booking and register within maximum capacity. Quiet hours are 22:00–08:00. Parties, stag/hen events and over-occupancy gatherings are prohibited.

3. Pets, smoking and children

Pets require express approval before booking. Smoking or vaping is permitted only in locations expressly confirmed for that property, never in common areas, bedrooms or close to textiles and detectors. Children are welcome, count towards occupancy and must be supervised.

4. Safety and authorised use

  • Lock doors and windows, protect the physical key and do not tamper with locks, lockboxes, detectors or installations.
  • No dangerous materials, weapons, illegal substances or unlawful activity.
  • Do not use the address as a permanent residence or for public-facing business.
  • Commercial photography, filming or professional activity requires written permission.

5. Access, damage and departure

The provider accesses only with consent, reasonable notice for a justified need, or without notice in a genuine emergency or where legally required. Report faults, damage and lost keys immediately. Return the key to the lockbox and leave on time. Serious breaches may end the stay through lawful procedures; only evidenced actual loss may be claimed.
